What investors ask us first
What does it cost to join the buyers list?
Nothing. There is no fee to join, no subscription, and no fee charged to you when you buy. Our profit is built into the price you see, so the number we send you is the number you pay us.
Are these wholesale deals?
Yes. We put properties under contract and then either assign that contract to you or close and resell to you on the same day. Either way, you get the address and the real numbers up front, and you decide.
Do I need to be a cash buyer?
Cash and hard money are easiest because they close fastest. Private lenders and DSCR loans work too, as long as your lender can meet the seller's date. Tell us how you pay when you join and we will keep it in mind.
Buying through a double closing and need the first purchase funded? AD Transactional Funding does that same day, nationwide, with the money wired straight to your title company.
Can I walk the property before I commit?
Yes. We tell you how and when to get in. Bring your contractor. We would rather you see a problem before you sign than after.
How fast do I have to move?
It depends on the seller, and we tell you their date with the deal. Good off-market properties do not sit long, so the buyers who close with us most often are the ones who can look quickly and give a straight yes or no.
What areas do you cover?
Metro Atlanta, including DeKalb, Fulton, Gwinnett, Cobb, Clayton and the surrounding counties. We are based in Chamblee. If you buy in a specific pocket, say so when you join and we will flag anything that comes up there.
How often will I hear from you?
Only when we have something that fits what you told us you buy. We would rather send you four properties you can actually use than forty you cannot.
